I live in a mobile home park in Ohio. The park manager has decided to hire a security company to patrol.The company can write tickets for speeding 100.00,running stop sign 100.00,curfew 50.00 and so on.Management has stated that the cost of the ticket or tickets received must be paid with lot rent.I was just wondering is this legal?

    If it is not in the lease, you should not have to pay.

    Yes it is legal. The mobile home park is privately owned and so are the streets. Just as if it was in some other gated community or place of business the owner has the right to enforce any “rules” he deems necessary as long as it is within the laws of private property rights.

    Honestly I’m not entirely sure. But if you have a lease that doesn’t list those offenses I don’t think they’re able to give you all of those tickets until you sign a new lease. Like if there was always a curfew written in your lease but those fines weren’t included in the possible ‘punishments’ then I’m not sure they can ticket you for breaking curfew?

    Just in general landlords can’t change the rules during your lease or make up new fines/consequences for things mid-lease. If you don’t have a lease or you’re month to month lease then it’s probably legal. It’s their property so usually they can charge for whatever they want. Legally the issue is whether or not this stuff is in your lease in any way?
    I would call your local city/county landlord/tenant office.
